What credit score do I need to buy a home?
FHA loans allow scores as low as 580 with 3.5% down. Conventional loans typically require 620+. VA loans are more flexible. Even if your score needs work, we can put a credit improvement plan together — we've done it hundreds of times.
How much do I need for a down payment?
As little as 0% for VA loans, 3% for some conventional programs, and 3.5% for FHA. Illinois also has down payment assistance programs that may apply to your situation.
How long does the mortgage process take?
A typical purchase closes in 21–45 days depending on loan type and document turnaround. Refinances can sometimes move faster. Hard money and fix & flip loans can close in as little as 7–14 days.
What's the difference between a broker and a bank?
A bank can only offer their own products. As a broker, I shop 30+ lenders on your behalf to find the best rate and terms for your specific situation.
Can I qualify if I'm self-employed?
Absolutely. Self-employed borrowers need two years of tax returns and business documentation. Bank statement loans are also available for business owners who prefer not to use tax returns.
Does getting a quote affect my credit score?
Our initial rate quote requires no credit pull and no obligation. A formal application requires a hard pull, but multiple mortgage inquiries within a 14–45 day window count as one inquiry under FICO scoring.
