Buying a home or refinancing can feel overwhelming. Here are the questions we hear most.

FHA loans allow scores as low as 580 with 3.5% down. Conventional loans typically require 620+. VA loans are more flexible. Even if your score needs work, we can put a credit improvement plan together — we've done it hundreds of times.
As little as 0% for VA loans, 3% for some conventional programs, and 3.5% for FHA. Illinois also has down payment assistance programs that may apply to your situation. Let's talk about what fits your budget.
A typical purchase closes in 21–45 days depending on the loan type and how quickly documents are submitted. Refinances can sometimes move faster. Hard money loans can close in as little as 7–14 days for investors.
A bank can only offer their own products. As a broker, I shop 30+ lenders on your behalf to find the best rate and terms for your specific situation. That competition almost always means better outcomes for you.
Absolutely. Self-employed borrowers need 2 years of tax returns and business documentation. Bank statement loans are also available for business owners who prefer not to use tax returns. This is something we specialize in.
Our initial rate quote requires no credit pull and no obligation. A soft inquiry doesn't affect your score. A formal application requires a hard pull, but multiple mortgage inquiries within a 14–45 day window count as one inquiry under FICO scoring.
